Your roof helps protect your investment. We are here to help you maximize the potential life of your roof and keep you dry! Your roof starts to wear from the date of install. On top of natural aging, your roof wears from the harsh weather conditions, such as: Sun, Snow, Rain, Hail, Wind and Hot/Cold cycles. On top of this, grease fans on the roof can spill and increase deterioration. Poor tenant installs on leased space can also cause premature failure and water to ingress into your roof system. Drains can clog and back up - flooding the roof, and causing excess weight. In worst cases, a roof system can collapse if preventable issues are left alone too long. How can you help prevent these issues? It is helpful to set up a regular roof maintenance schedule to help maximize the life of your roof and protect your investment.

What happens is we will provide you a First Time Maintenance Inspection. During this inspection, all issues in the roof (If any) will be documented and quoted for. Once that quote is approved, a First Time Maintenance will be performed to bring the roof up to a standard that can be maintained with a few visits a year. Once the roof is brought up to a standard, the maintenances will be split into two: Dry Weather and Wet Weather.

Dry Weather Maintenances address tasks that can only be performed in dry weather. These tasks are usually related to painting, sealing and waterproofing of the roof. Dry Weather visits are usually only required once a year.

Wet Weather Maintenances address tasks like debris removal, and drain clearing and can be performed multiple times per year as required.

Drains are inspected during visits!

During each maintenance visit, we check and clear your drains. If the drain is clogged with debris, we use many techniques to clear them. Keep in mind, we do not replace plumbers. If there is a drain that cannot be cleared, we will advise a plumber is required. This being said, our company has a very high success rate for drain clearing, and we will inspect the roofing around the drain to ensure it is well sealed. Drains are one of the most important parts of the roof system as ponding water can flood into the building, if not kept in check. The worst clogged drain can cave in an entire ceiling, so it's important that they get checked regularly. How often do the drains need clearing? It depends on how much debris the roof gets, and the size of the drains. Ensuring a clear drain is a shared responsibility, as the roofs that get the most debris can clog a drain within a month. We paint your galvanized metal!

Rust paint is not just for aesthetics - Although that is a bonus! Rust paint helps inhibit, slow down, and prevent rust. Galvanized metal that we paint lasts a lot longer than untreated metal. What ends up happening is overtime, galvanized metal (Like on a B vent) will rust and corrode. At some point, holes start forming, which can cause a leak in the roof system or building. Not only will we keep the rust at bay - we will inspect the B vents and inform you when a heating contractor will have to replace them.

We will seal penetrations to keep your building safe from water ingress! This preventative maintenance will reduce your leak calls. We take pride in doing work that performs as good as it looks!

We clear your debris!

Every maintenance visit, we will clear debris. The purpose of debris clearing is to ensure the roof system and drains can properly function as intended. With this in mind, our priority focus starts with debris within a 10' radius of drains. If debris on the roof exceeds 5 bags, and removal is recommended, we will provide a quote to remove the remainder. We also clean up and treat loose excess moss to prevent buildup.
