NO HOT WORK ON ROOFS:
For SBS and T&G roofs, we provide cold applied repairs, which means:
- No fumes from torch application getting into ducting and disturbing tenants
-Peace of mind that workers, occupants, and roof are safe from fire hazards
-Same warranty and repair quality as traditional torch application without the risk!

What to do:
Ensure a bucket is underneath the leak to help mitigate water damage. Assess leak to determine if it is an emergency ( I.E Water pouring into building / multiple leaks / large bubbling of drywall or property damage). Call/Email us with your address and a time you can provide access. We need to see the leak from the inside and access to a roof hatch, if applicable. Meet us at the scheduled time, and wait for the work to be completed.
If a leak isn't active, please wait until it activates before contacting us, as it is a lot easier to find and resolve a leak that is active. We understand there are some exceptions with leaks that only ever activate for a short duration or are intermittent. Those are a minority that we can provide an inspection for regardless!
What to expect:
There are a lot of factors to take into consideration when it comes to a roof leak. Sometimes, it can be from a lack of maintenance, or a simple failure that takes less than an hour to resolve.
Other times, it can be a very complex and difficult issue from a roof that should have been replaced years ago, multiple issues contributing to one leak, or an overlay roof system/vapour barrier (See photo and explanations)
Because of this, leak inspections are to be done on an hourly basis (Time and materials), and cannot be quoted for. We can provide continual updates or stop work if the inspection will take longer than 4 hours, but cannot determine what the cost to resolve will be.
A large majority of roof leaks can be found and resolved within a few hours. However, there is still the minority, unfortunately, that can require multiple days of inspection and searching. Overlay roof systems and vapour barriers can be in this minority.
What is an Overlay Roof System, and why is it difficult for leaks?:
If you look at the photo below, what you are looking at is an SBS roof installed overtop of a BUR (T&G) roof. Essentially, a roof system overtop of a roof system. These are cheap solutions in comparison to complete replacement, but are usually expensive to resolve when leaking. The water comes into a failure in the top roof (SBS) and flows along the roof underneath (BUR) until it finds a failure in the roof underneath. Once it finds a failure underneath, it can then travel in the decking or vapour barrier (if applicable) until it finds a location to drip inside the building. This means that a leak coming from one location inside the building, can be coming from a roof failure that is up to 100' away from the location inside!
What is a Vapour Barrier?:
A Vapour barrier is a plastic sheeting installed between the deck and the roof system to prevent interstitial condensation. It is supposed to be a sealed and continuous system, so, similar to an Overlay Roof System:
Water gets in through a failure in the top of the roof, goes through the insulation into the vapour barrier. It then travels along the vapour barrier until it finds a hole, where it can travel some more if the deck material is Q Deck (corrugated metal).
